A .REGULATIONS GOVERNING THE PERFORMANCE OF THE EXPERT APPRAISER

Experts are fully responsible for the appraisals they perform and are obliged to:

  • Perform all appraisals in accordance with the rules and/or guidelines in force on the subject and those issued by CONATA and the SBS (Superintendency of Banks and Insurance Companies).
  • Support their appraisals in reports that are to be submitted to the companies, which must contain information that is up-to-date, reliable and of a sufficient technical, commercial, economic, legal and other relevant nature for determination of the value of the appraised property.
  • Observe in each and every one of their appraisals an ethical level and technical capacity.

B. REGULATIONS THAT THE EXPERT MUST COMPLY WITH

The main Regulations for expert appraisers is the REGLAMENTO NACIONAL DE TASACIONES DEL PERU (NATIONAL APPRAISAL REGULATIONS OF PERU) and Regulations of the SBS-REPEV in force, establishing that the registration of experts in the CONATA and REPEV is mandatory for the performance of property appraisals.

C. PROCEDURES TO BE FOLLOWED IN APPRAISALS

  • Interview with client and reception of documents
  • Fieldwork
  • Research work and collecting information on prices.
  • Drawing up of Report and final presentation.

D .OBJECTIVES OF THE APPRAISAL

Pursuant to the Regulations of the Superintendency of Banks and Insurance Companies, the Appraisal to be performed shall comply with the following objectives:

REAL STATE PROPERTY
In the case of Real Estate Property, verify by means of an inspection all characteristics of the property.

In title deeds:

  • Name of owner or owners
  • Area of the land and boundaries.
  • Rights of way
  • Encumbrances

In the Owner’s Statement of Real Estate Appraisal or Certificate of Construction Specifications:

  • Area constructed and area declared
  • Years of construction

MACHINES
Verify the existence of each and every machine including

  • Its characteristics
  • Serial number
  • State of repair
  • Degree of obsolescence
  • Year of manufacture
