The columns highlighted in yellow are those in which the Value to be designated is determined according to the expert’s criteria and are variables that should be defined after the inspection and subsequent research have been performed.

The variations in the determination of these values are those which affect and determine values to be obtained in each case.

APPRAISAL OF LANDS:
The expert determines the land value according to the location of the land and its surroundings, as well as the supply and demand of similar lands in the area.

VALUE OF CONSTRUCTION:
To determine the Valuation, the unitary prices of construction currently in force are gathered from specialized magazines such as Construcción e Industria published by the Peruvian Chamber of Construction, S10 Costs, and Ingeniería y Construcción, etc. among others, are taken in account, as well as construction budgets compiled through the vast experience in appraisals performed nation wide.
